November is Financial Literacy Month and where better to start than at home with one’s own family. Fionna enjoys to play monopoly and while you can treat this as just a game and for entertainment only value, it can be so much more than that. We always take the opportunity to educate her around money, finances and Real Estate. While answering one of her many questions we raised the subject of the CashFlow Game. Of course she is curious and wants to play so I introduce her to the different parts of the game and the concepts behind it. She likes it even better than monopoly now, and I know she is is having fun and also learning along the way. We play a mix of pen and paper to show in detail how finances work, plus an electronic version to speed up the game play so she has an overall concept of why managing your money and investing, particularly in Real Estate, are so important to your long term goals. Financial literacy is more than having a savings account. Even though interest rates are starting to rise, the return you would get on your savings account is really quite low when you compare it to the time value of money or even inflation, and much lower still if you are paying interest on credit card payments. And this is further compounded if the debt is for something that decreases in value such as a new car.

Have you ever wondered how some people get the good deal before you even hear about it. This often happens with commercial real estate as they get snapped up even before they get to MLS. Here is a prime example. This legal 4plex is not ready for MLS yet as it is being extensively renovated. Two of the units are already completed plus the common areas and mechanical area have been upgraded with the big ticket items done. With an Assessed value $701,500 the astute investor can pick this up for a mere $550k. Yes, you read that right. How is this possible? That is a good question and it all relates to timing.
