Happy Thanksgiving
Earlier this month was thanksgiving weekend. I say weekend as there were a total of 4 thanksgiving dinners with wonderful friends and clients including one we had at our lovely home. Spending time with family and friends and sharing a meal is a great way to reflect on all you have to be thankful for. It is Andy and my 10th year in Edmonton and we are grateful that we have such wonderful friends with our business continue to grow.
How Low Is Low
Recently I was doing a CMA for my client in a particular neighbourhood in Edmonton. This home was listed on the market for over 500 days, initial listed price is $279,000, and the final sold price is $100,000 less. The question is how low it can be? The winter is coming, it will be more challenge to sell, and more price reduction coming too. Sounds Bad? Well for smart buyers, they will have more choice, more great deals coming. Legal Duplex Suites
Yes, this dream come true! I been helping some of my clients to obtain quotes to convert duplex basement suites to being legal. Easier said than done as we got quote from one company costing over $100,000 whereas another company were less than $40,000. How it is possible have such big difference? At the end the owners just want to make the basement suite legal and be able to legally rent it out, or in the future sell as legal suites. Now there is more to it than just price as you will need to use quality trades people for the work so you end up with a quality product. Not all contractors are the same and a higher price does not always guarantee better quality so always check their references and referrals.

Rental Policy
For our smart investors, have you checked the rental agreements recently, because with cannabis now legal in Canada, that means your tenants can legally SMOKE in the rental units, Many large rental companies banned its use in their premises and have tenants to sign amendment to this effect. You also need to check your properties on more regular basis to make sure there is no such activities. If you hire property management, make sure they are doing their job too.
