Welcome To Winter

Halloween is done and now winter is here! (or the snow is anyway) Everyday I can feel the day getting shorter and shorter. We had more snow this morning and with the temperature plummeting it will be here to stay for many months. Stay warm! One of the scariest things about Halloween for me is how much time, energy and money people will spend for just one evening a year. If they spent that much effort planning their future they should be set for life. It would seem common sense but people forget the obvious.

Buyer’s Market

I have to mention this since my last article about Edmonton being on sale and saying we are in a buyers market. Someone approached me about listing their home. They only bought a couple years ago but circumstances change and they needed to sell. While explaining to them the market has been sluggish and prices dipping, I also mentioned it is a strong buyers market. At this news, their ears perked up as they thought this meant there are a lot of buyers out there. Now they understand that it means buyers advantage and you can really negotiate some fantastic deals as a buyer. As an example, one of our clients recently got $100,000 off list price with an unconditional offer. Interested in a deal like that? Call and find out just what your options are. Now having said that, REIN (Real Estate Investment Network) has once again declared Edmonton to be the number 1 top place to invest. Their research indicates the market has bottomed and now is the time for smart investors to look at buying again. Typically there will be a 12 to 18 month shopping window for you to find deals.

More Mortgage Changes

We have seen an increase in activity since the latest announcement about the upcoming changes to interest rates and qualifying rules. People are hurrying to buy a home this year so they don’t loose up to 20% of their buying power due to qualifying under the new stress test rule. If possession is this year, then it won’t apply, but if it closes a day later, on January 1st then the changes take effect, so you can see why people are hurrying. Speak to your mortgage broker to see how this applies to you.

Asia Trip

It is so wonderful to be able to take time off with the family and go on a week-long cruise somewhere nice and warm whenever you want. This year I took Fionna and Grandma (leaving Andy to look after the business) and traveled to Hong Kong and sailed around Vietnam for a relaxing week. Thank you passive income.
