April Birthdays

I have always loved the month of April.Yes its spring and life is wonderful, but really its because its my birthday month. Several friends also have April Birthdays, so hope you all had a great celebration and drop me a line to tell me all about it. With a little one times are different now, but we did manage to go to several nice restaurants to celebrate the occasion.

Spring Is Sprung

Spring is finally here in Edmonton. I wasn’t sure it would make it at all because when checking the forecast imagine my dismay to find another week of snow was scheduled. Not easy when you are trying to improve curb appeal on a home you are listing when it keeps snowing. But we know spring is here because buyers are out shopping and homes are being listed (and sold). I wouldn’t say they are flooding the market. There are 9500 listings right now which is down slightly from the same time last year. Number of new listings and number of sales for March are almost identical to last year. Average home prices have increased in most categories except Condos where it had a little dip, but overall the average price is steady and on par with last year. Multi-family sales have increased as there has been many more investor buyers moving into this area. Typically May is the busiest time of the month for Realtors and we are getting off to a good start already with several new listings ready to hit the MLS, plus a couple of pocket listings which are for investors only as they are tenanted buildings and the owners do not want to disturb the tenants with showing requests.
